Recent Renovation & Turn Around Example
At the time of acquisition, more than 60% of the units in this multifamily property were vacant and uninhabitable due to years of neglect by prior ownership. Pelican assumed full control of the property and construction management and subsequently completed a comprehensive renovation of the vacant units. Improvements included new kitchen cabinets, appliances, flooring throughout, drywall, paint, trim, and fully renovated bathrooms with new showers/tubs, vanities, and toilets.

In addition, outdated plumbing was removed and replaced, obsolete and out-of-code electrical systems were upgraded, and new heating and air-conditioning systems were installed. Pelican also replaced roofs, repaired deteriorated interior and exterior staircases, removed dozens of trees, repaved and reconfigured parking areas, installed new hot water heaters, and enhanced the property’s landscaping. Pelican also corrected numerous structural framing issues by installing new joists and subfloors.

Upon completion of the renovation program, Pelican successfully leased the property to nearly 100% occupancy, achieving new rental rates exceeding 2.2x the pre-renovation rents. Pelican was the project manager and general contractor.
